Holding Deposit (per tenancy):

A holding deposit is money you pay to reserve a property before you sign a tenancy agreement. The landlord must not show the property to anyone else if they take a holding deposit from you. It is sometimes called a holding fee and and can legally be no more than one week's rent.

Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy):

£250 Per Person Per Property. This is not to reserve a property.

Please Note: A security deposit is a sum of money that you pay to your landlord or letting agent before you move in to protect against damages, charges and missed rent during the tenancy. The amount is fully refundable (less any charges) providing the property has been returned to a similar state.

Unpaid Rent Charges:

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Devices/Call-out Charges:

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s) OR the following call-out charges will apply; Office hours - £25, Out of office hours - £45, Weekends & Bank holiday - £75.

Variation of Contract Fee:

£60 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Room Re-advertisement and Change of Sharer (Tenant’s Request):

To facilitate the various expenses associated with tenant replacement, including new tenant referencing, additional viewings, deposit registration, and the preparation and execution of fresh legal documentation, we kindly request a non-refundable fee of £60 (inclusive of VAT) per replacement tenant. We understand that finding a suitable replacement can be a challenging task, and in our commitment to assisting you, we offer complimentary services. This includes the re-advertisement of your room on our website, an email distribution to our existing leads, and a post on our social media platform. However, it's important to note that while we endeavor to support your search, we cannot guarantee the successful placement of a replacement tenant through these efforts alone.

Please be aware that the full contractual responsibility for the tenancy remains with the existing Sharer until a suitable replacement tenant has been identified, and all required paperwork has been submitted and processed to officially complete the transition. We are here to assist you throughout this process, and please do not hesitate to reach out if you have any questions or require further information. Early Termination (Tenant’s Request):

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy or the end of the fixed-term. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Early Termination (Tenant’s Request):

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy or the end of the fixed-term. These costs will be no more than the maximum amount of rent outstanding on the tenancy providing the exit is inline with the terms of the contract.

Call out charge (office hours) - £25

Call out charge (out of office hours/weekends) - £45

Call out charge (Bank holiday) - £75

At any time you are interested in a property, just ask the branch staff about any fees which may be payable.

PLEASE NOTE THAT SHOULD YOUR REFERENCE APPLICATIONS BE UNSUCCESSFUL OR YOU WITHDRAW FROM THE APPLICATION THEN THE TENANT FEE/S, DEPOSIT PLACED DOWN AND/OR RENT PAID IS NON-REFUNDABLE.
